How do Barrington horse property REALTORS® market and sell farms? Great question and as your local horse property marketing specialists, we are happy to answer.

Horse properties can be divided into two sub categories, those without a residence, and those with a residence. Most of the horse properties in Barrington do have a home so we’ll focus on those. First let’s take a look at the house, then the horse facilities.

Pricing Your House in Barrington
This is the easy part, well relatively anyway. We look for comparable sales, preferably in the same neighbourhood or within a mile, but if nothing else, the same village. So for example a horse property in Unincorporated Barrington is not comparable to Barrington Hills. We’ll try to find similar age, size and condition of homes and the same acreage. This can be tricky as most homes in the Barrington area are essential different to every other home.

Marketing the House
It’s often said that horse owners care more about the horse facilities than the house and to a point that can be very true. However many families here know the purchase is also an investment for re-sale and often a family home with children too. So no matter that we are targeting horse property buyers, we still need to address the house and make sure it is set for the market and for all potential buyers.

Our goal is to maximize your sale and if you list with us will walk your home with you and as needed make suggestions for staging to ensure buyers see it at it’s best and that for photographs it doesn’t look untidy or cluttered. Our photographer loves doing walk through videos of medium to large homes and it’s a wonderful way of capturing the emotion of a house.

Pricing Your Barrington Acreage, Paddocks, Barns, Stables
This is more critical part of the pricing equation and one where many agents pay very little attention.

Acreage is the easy part and usually has been assessed as part of the house value calculation above.

We may find someone on a budget who is willing to take the project on but they likely don’t want to pay you for that pleasure. On the other hand if you have fencing and barns that are young in age and 100% functional when you list your home then we need to try to attribute a value for it. There’s very little point looking for comparable fencing, barns etc. in the market, it’s unlikely we’ll find it. So a better way of calculating value would to look at your cost, and then deduct a percentage for age. Even brand new there will be a deduction.

What about non desirable equipment. It’s true that some very expensive equipment may detract from your sale or at best mean you are looking for a specific buyer. Why? Because not many horse property owners would have spent the money on it because they don’t want it or don’t really see the need. A huge indoor arena for example can be useful to a horse trainer but not to many other horse owners. The question is do you devalue the property to compensate or remove the item? We’ll discuss as needed.

We will look for comparable horse facilities as a benchmark too. Sometimes even I am surprised at what I find that helps me attribute a value. The rule in any real estate market is never to over-price, buyers are still quite savvy when it comes to seeing value and they won’t overpay even in a recovering market. The truth is they won’t even come and look.

Marketing Your Acreage, Paddocks, Barns, Stables
This for me is the most exciting part about my job as a Barrington horse property real estate agent. We’ve recently added both aerial photography and aerial videography to our marketing plan.
